Dicor, a major maker of RV roofing and sealants, recommends cleaning an RV roof at least four times a year and warns against cleaners with petroleum distillates, harsh abrasives or citrus ingredients because they can damage the membrane. We clean EPDM, TPO and fiberglass roofs with roof-safe products and a brush, rinse well, and let the surface dry before any sealing.

Once it is clean, we inspect every seam and every penetration: vents, skylights, the air conditioner base, antenna mounts and the front and rear edges. Forest River's owner manual says roof components should be inspected at least twice a year so seams and seals are not cracked or worn, and Keystone suggests checking every 90 days. Caulk that has cracked, pulled away or turned yellow gets cleaned out and replaced with a compatible lap sealant.

When a roof is past spot repairs, we can recoat it. Timing matters in this climate. Dicor's own guidance is not to coat a roof in direct sunlight, because the coating can cure too quickly and flake, so we plan coating work for a cooler part of the day. Dicor also notes its lap sealant is waterproof within about four hours and fully cured in about 30 days, so we tell you what to expect afterward.
